Looking for Office Space in Waltham Area (Woburn: renter, live in)

I need a physical address for my small business and live in the Waltham area. I can perform my work at home, but I am a renter so I cannot officially incorporate my business where I live. I can’t go the PO box/virtual office space route as despite being able to work from home, some vendors I’d be working with require a real physical address. However, the cheaper the better. Size doesn’t matter as all I really need room for is me and my laptop.

I’ve been digging around online and it seems like a co-working space might be the best solution. However none that I have looked at say specifically that you can legally establish your business in their offices. You’d think that would be a big selling point. Rather than wasting time making a bunch of fruitless phone calls (which I may end up doing anyway) I figured you fine folks may be able to point me in the right direction.

TLDR: Need a physical office space (not PO box or virtual) for legal headquarters. The cheaper and closer to Waltham, the better.
