Considering that most new construction in Arlington is running upwards of 2 million dollars plus, 1.4 million dollars for this house is not out of line with the market.

Bidding wars are still running fast & furious in town.

I always wonder who is buying these small homes, like who is this house right-sized for? Families with just 1 child who don't plan on having more and never have guests over for long stays?

I feel like 2.5 baths is needed for families -- 2 bathrooms upstairs for household members and guests staying over, and a 1/2 bathroom off of the main area.

Maybe if it is just 2 parents and 1 kid and they rarely have overnight guests they could be alright with just 1 bathroom shared for all household members and overnight guests. I know it used to be much more common. But to me that seems too tight.

I feel like this forum always disagrees and tries to justify why a home like this should cost 1.4 mil...but you're right - by most standards this home is small for a family. Kids bring home a lot of stuff, the house gets cluttered. It could work for two parents and one kid. I know people used to live in homes that size with a family of 5, 6 or 7 but times have changed.

I'll go out on a limb and say maybe an older couple who have kids that moved out and has someone still working nearby bought it...but i doubt it. Chances are it's a family with multiple kids and FOMO that will cram their way in and be miserable in a year or two.

Or investors/a corporation bought it

This house madness needs to stop.

I grew up, family of 4, in a house smaller than that (also 1.5 bath) and there were no issues with space at all. Heck, the dining room and living room were rarely even used outside of high holidays.

I also grew up in a smaller home, family of 4, 3 bedrooms, 1.5 bath. I couldnt imagine doing it now. Maybe someone else wont mind...but that doesn't justify the home costing 1.4 million. What people pay for these days is crazy.

I can see the draw of that house for people who need city access. Its a nice house. And if you’ve got the $, why not? Young people are making alot of money. And they are spending it.

What I can’t fathom is down here on the Cape, specifically here in Sandwich lots of retirees are paying absurd money for homes. They aren’t worried about property value fluctuations. Many are snowbirds. North of 6A is a hot market for them. It is a very safe, beautiful town bur aside from that, I don’t get it. Our medical network down here is not spectacular. Appts and procedures can take months to schedule. I enjoy living here but can’t imagine purchasing a home to retire here given many other options.
