Is this because it is a co-op vs a traditional condo?
What kind of hard wood flooring is that?!

The complex was built in 1963. The floor is hardwood parquet that is possibly original and has been well maintained, possibly recently refinished.

Probably mostly the 24/7 security. Having an elevator also isn't cheap either.

The components of the fee are broken down in post #2. Security would be part of the operating cost. I would wonder when the construction loan will be paid off.

It's got 24x7 concierge & security, a heated pool, tennis courts, underground parking, fitness center - all that costs money.

We don't have too many co-ops in the Boston area. They're really only common in NYC. Typically, RE taxes are included in the monthly fee of a co-op so that drives the dollar amount of the monthly fee up.

For a community that includes this many amenities, I don't think this fee is too bad at all especially when you consider that it also includes your RE taxes. All of these amenities cost money to maintain and things like a pool will drive up the cost of insurance as well.

I think that kind of parquet floor is made with some squarish T&G wood tiles. It's all personal taste of course, but I prefer conventional hardwood plank flooring or if you want to get fancy, something that requires skilled onsite hand work - like custom inlays, which are quite expensive.
