I noticed some information about these condos in the forum, but it is from last June. Does anyone know anything more recent about them? They look very nice from the online photos, but I'm wondering why they've only sold 10. Also, is the proximity to the Liberty Bowl going to be a problem?

They are still pretty empty. It's pretty close to East Parkway, the bad part. Liberty Bowl has nothing to do with it; Cooper Young backs up to some rough areas. I think they are very overpriced for what they are, and for the current market.

my husband and I often comment on how long they've been empty. They are located on the outside edge of some better neighborhoods...but the outside edges get bad fast.

The Liberty Bowl isn't going to be the problem...the rest of Parkway is the problem.

Even though the building borders a shady area, it's pretty secure. When I toured there, I was impressed with the security system and gated/fenced parking. Is 'Homeless World' (real name, no joke) still next door? That was a bit of a turn-off.

The apartments are really nice, imo, but the price per square foot was outrageous. I don't recall right now what the asking price was, but the price per square foot was way beyond most of the other condos in the area. If there are still condos available at Central and Belvedere across from Immaculate Conception, you'd be much better off there, imo. The condos are much nicer and a much better value -- and in a better location.

Homeless World is still next door

The building looks fine, it's looks good inside and out from what I can tell. I think for a single person, or a young couple, who want to be near CY, it would be great. I just think they are over priced for that type of buyer. A one bedroom was around $150k I believe, the price may have dropped more. Sure, it's brand new and extremely modern....but that price is too high.

If you want to be near CY and in something new, with no worries about lawn care and all that, and you have a bit more disposable income for the asking price, I think it would be a fine idea. But, the re-sale value may not match what you paid for it. Most people who live in CY are more "hippie artsy" and not really "modern artsy" like these condos are.

I stand somewhat corrected - 2 bedroom units are between $150 and $160k, but are all less than 1000 sq ft. That's small! They have a website, if you haven't seen it...

I agree with Pearl. they are over priced. I talked with one of the agents when they first started touring and I was impressed. It offers that downtown "loft" feeling in Midtown. Although cheaper than some downtown condos they are overpriced. I have re-checked the prices over the past yr and they have not changed-to my knowledge.

Here is my take from someone who recently purchased a condo in Downtown. Look at what you can pay month to month and focus on the "other" factors, i.e. HOA dues, upgrades, parking etc.... I was getting really frustrated when I made what I felt were SOLID offers on the asking price and builders were just dismissing them. I got more aggressive on the other things and my first offer was accepted right away. This is a tricky market because builders can't give too much on price seeing that the banks will not continue to loan for more construction if they are not getting close to their asking prices. Hope this helps. Everyone says that there is soooo much inventory in Downtown and I disagree completely, there are a TON of places but the prices are so different and layouts so different that really depending on your situation personally and fianancially, you may only have 1-3 options for you.

Good luck....by the way, we love the place we bought and are excited to move out there next month.
