I have been lived in Memphis for two years. As I discuss with my friend of Memphis. I am curious about Mississippi Suburb development. Many people want to find safe, quite, and good school area, as far as Eads, Unicorporated, Oakland, Colliverville, and Arlington. Arlington, Eads, and Olive Branch are as far as 30 miles or more to downtown. Colliverville or Germantown are as far as 25 miles to downtown. However, on the other side of Mississippi river, Marion, AR just 10 miles of Memphis, TN. Also, Marion has some small and nice community in the east side of Marion downtown. Their house is as nice as Arlington, Olive Branch, and Southaven. BUT there community is so small. Not so many Memphian choose Marion or Crittenden county as their home. On the opposite side, Memphian is expanding their nice community to Fayette county, TN or DeSoto, MS.

So, Could you do me a favor that tell me why Memphian is not choose Crittenden county , why choose so far area as far as Olive Branch, or Eads.

1) Schools in Crittenden County have never been highly regarded.
2) Arkansas has an income tax.
3) There's really only one way in and one way out. Living in Marion and taking the 'old bridge' would add lots of time to one's commute.
4) There's really not much in Marion. Just to eat a decent meal, you'd have to drive to Memphis. DeSoto County, on the other hand, is up to its eyelids in restaurants, retail, etc.
5) Some of us are still creeped out by the WM3 thing. The murders, the Satanic panic, the idea of a county dominated by interstates and travelers roaming the area, etc., certainly tarnished Crittenden County, likely for a long time to come.

I see, schools and traffic are important problem why Crittenden County is not well developing. However, The Commercial Appeal said that Desoto growing up 50,000 people in the last decade. Why DeSoto Population growing so fast in the last decade? Could they provide lower income tax, or Good school, or Good traffic ( Do you think so?)

Schools in DeSoto County are definitely more highly regarded than schools in Crittenden County. And don't underestimate the pull of retail and restaurants; DeSoto is packed, while Crittenden is far, far behind.

So, compare to school, income tax and transporation are not as important as school.

You can find nice acreage and a larger home in Desoto county for a lot less that you can find in the 'burbs.

Rock 103 sucked then, it sucks now. Everybody has opinion based on experience. Sorry the guy had some real health issues and died, but my experience personally with him, was that he was a jerk and a prick most times



As for Arkansas, if you have to live in AR, live on the west side of Little Rock. Everything in WM and Marion etc etc, is primitive and full of a bunch of rednecks..but that could be said about Mississippi and a lot of parts of Memphis as well. It depends on you threshold for stupidity and ignorance.
