Just dropped of some papers to a buddy of mine that lives in South Cordova off of Forrest Hill-Irene south of Walnut Grove. I drove around some and was reminded of how nice that area is. Some of those neighborhoods are just as nice as anything you will find in this metro area.

I especially like the funky lake houses with Viking street names. The equator of metro Memphis along Walnut Grove and Poplar is pretty consistently awesome.

The Riveredge neighborhoods also have one of the strictest neighborhood associations around. You won't see purple shutters or a crap roofing job done without the home owner being fined.
I live in the area and had to go through a heck of a time to get a second garage ok'ed. Code was easy but the neighborhood construction guru was hard.
The other thing about the area referred to as Cordova is that it is HUGE. You hear people refer to areas as Cordova from Whitten out to Houston Levee and from the Wolf River all the way to 64.

The houses along parts of Forest Hill out there are nicer than most of Memphis.

The areas south of Walnut Grove are nice overall...my concern is the giant apartment complexes at Germantown Road/Walnut area that could bring that whole area down.
