Riveredge area is still an attractive area. Cordova is not going down in flames despite some artificial panic from some posters. It's a great way to get a lot of house for a relative deal and represents typical suburbia. It wouldn't be ideal for a young single person but for a family would be ok. Cordova encompasses a huge area, larger than SF proper. The issue there is as a result of its size, there are lots of homes and with more competition comes lower prices. No one here can predict its future but some posters seem to know more than the people who are buying and spending not insignificant amounts of money in Cordova which can be validated in the weekly sales data in the Commercial Appeal.

Midtown(38104,38112), Downtown and Harbortown(38103), and East Memphis (38117,38120) can all easily fit your requirements and have very fine homes. It's easy to find the kind of house you're looking for as the distance from the river determines the style or era the house was built. With the western areas more historic or redeveloped condos and eastern areas more newer and thus suburban.

OP, a lot of Memphians suffer from never-lived-anywhere-else-itis and can only see from a suburban flight perspective. They may have visited other places and only saw a few of the best places in that area for one weekend and shaped their opinion from a very small piece of reality. As far a resale, yes schools here matter to most of these types. But obviously that isn't a big motivator for a younger demographic which we sorely need to change the pervasive traditional status quo. What they often miss is that these issues are not unique to Memphis, but in fact every medium to large city wrestle with the exact same challenges.

My advice is to look for feedback from people who actually go outdoors and who live life instead of walled up in their compound flipping between the news channels. The only problem with that is you hardly hear from those types because they're enjoying life, not complaining, and are actually keeping busy devising solutions for our issues.

Good resources about our lifestyle can be found in the Memphis Magazine, the Memphis Flyer, 4 Memphis magazine, RSVP. We have some great amenities for the arts with the Brooks Museum and Dixon Gallery. The Orphuem along with their newly constructed modern addition to cultivate our aspriring artists and dancers.

Halle Plantation is fine. Most of the homes there were built in the 80s-90s and reflect a more traditional look. There are quite a few subdivisions of Houston Levee near Halle that would be great choices as well and may have more modern features.

Almadale Farms, Bentwood, and others around the corner off Wolf River Blvd. to name a few. Again these areas are typical suburbia although very nice. They all are better areas than Cordova and the prices reflect that.

But honestly I wouldn't waste my youth outside the loop (suburban areas). Downtown would seem to be better aligned to your demographic. It's beautiful right now not to mention all the things to do and with a lot of development in the pipeline will only get even better.
