In a complex, you can view it and lease it the same day (if they have open units). For individual ones that people are renting, try calling before you go and ask them to email you photos, get an exact intersection of the apt/house.

Finding a place will be easy. In Midtown, you really have to ask around to find out if the street is safe. One street might be safe and the next street over might be subject to constant break-ins, and it isn't always obvious just by looking at the houses. Just ask around. Walk through the neighborhood and talk to people. Memphians are very friendly and will give you their honest opinion. Just make sure you talk to a few people, not just one. Anywhere in the downtown core is safe. If you are single, you definitely want to live Downtown, Midtown, or East Memphis (but the former two are better). Midtown will offer some cheaper apartments, usually in old homes that have been divided up.

Well I've managed to talk them up to 30,500. And they say most employees live in Downtown or Midtown...

I think for your salary, it would be best to find something in midtown. You can find a safe area for less than what you'd be paying downtown; also, it's mainly private rentees in Midtown, so you'd be more likely to find a place that will let you lease for 6 months without charging you more (when I lived downtown, our apt complexes charged 25% more if you did a 6 month lease, and 50% more if you did 3 month).

Ok, any suggestions for Midtown?

Edit: Like maybe this place? Beautiful Large one bedroom apt in Historic Midtown (broken link)

Also...this may be a stretch for midtown/downtown--I've lived mainly in gated complexes. Any good recs for those?

I assure you Downtowm memphis is a safe place to live. We have been living here for 7 years frrom NY and we have no problem since then. You can live nicely with 29 K as you will not need to buy gas if you live and work Downtown. Please let me know how I can be of help.

Gayoso House at Peabody Place - 901-523-0555

It's 85.00 - 100.00 to park inside the gate, but you can park in the Peabody tower garage for 35.00 a month.



You have to swip to get into the building after dark and you have to swip to get to the elevators 24/7. I guess these people were waiting on a friend after NYE.

No gated communities in midtown.

For that particular one you listed, it's right at Poplar and Stonewall. There are huge wealthy homes near there, but not right at Poplar. Poplar is a pretty iffy area, lots of bums and sketchy people wandering up and down all the time. I wouldn't want to live right at Poplar. But, I wouldn't think it was gang-warfare...just too many weirdos walking around for my liking. If you want the Evergreen area, you want to stay as far back from Poplar right there as you can.

Is parking 85-100 per month at the Gayoso?

Someone I know lived at Woodmont Towers and Gardens when she went to Rhodes. Know anything about those?
