what are the best website to look up forclosures and general sale realestate? i kno realtor.com but are there any others to have private and bank sales aswell? lookin at south beach in particular either on collins or west ave

I like realtytrac.com for foreclosures and short sales.

The Agencies (FHA, HUD, Fannie, Freddie) have their own websites as well. Go to each agency website and search foreclosure.

Some counties that have public foreclosure auctions will post those listings online. Miami-Dade county's is here: https://www.miamidade.realforeclose.com/

BE VERY CAREFUL ABOUT BIDDING AT PUBLIC FORECLOSURE AUCTIONS. I recommend using an experienced realtor or lawyer. You need to know what property is conveyed via successful bids. You may not be getting a fee-simple estate (i.e. ownership of the property). Several investors thought they were picking up bargain properties when they won foreclosure auctions, when all they purchased were the rights to collect on HOA or Condo Association liens. In Florida, tax liens > first mortgage liens > hoa liens, so if the property had a first mortgage (which wipes out all other liens except tax liens), they spent money for nothing.
