I was going to create a thread on this as well. I'm also moving from nyc to miami most likely in the next few months. I'm visiting now and noticed a lot of aggressive homeless, crack addicts, and generally sketchy types mainly on washington Blvd and east of the Lincoln rd mall. My budget for a 1 bedroom is $1200 right now and obviously I want too live as close to ocean drive as possible, but honestly I'm not sure I can really feel comfortable living around these types of people. I know there are a ton of crime in nyc but I usually feel safe because there are always lots of pedestrians on the street here I feel more at risk of something happening because most people who live in miami drive.

South Beach is touristy so it will attract the shady folks. North Beach is very homey and less touristy. Doesnt have the crowded atmosphere like South Beach. I go to North Beach because it isn't crowded and you can always find a spot on the beach not with hundred other people. Its mostly locals at North Beach.

I assume you're saying North Beach is safer? Is North Beach about 77th?

Yes more local folks and doesnt attract the shady folks that go to South Beach.

But with a budget of $1200/1br, you would have way more options up in north beach. (There are definitely less touristy parts of south beach, but you may have to pay more in rent and/or get a studio.) The most walkable part is south of 75th or so, and also the eastern end of Normandy Island. The City is about to start trolley service up there as well. North Shore park and Ocean Terrace are great places to hang out by the beach and are much, much more peaceful than Lincoln/Washington and Ocean Dr. Unfortunately, "NoBe" has it's share of homeless and Section 8ers as well, but not as many as south beach.

While it's true most people do drive around here, Miami Beach has the highest percentage of people who regularly walk, ride bikes, and/or take public transportation (this despite not having the Metrorail!). It's very rare to not pass by other people walking or biking every block or so even late in to the night. But you still have to watch out for aggressive drivers and the usual petty theft issues, especially during weekend afternoons, special events and club hours. Most serious crime in south beach involves the tourists and/or the clubbers, which of course there are far fewer in north beach.

I will have a car but would prefer to walk mostly. Is it possible to live south of 5th on $1200? I was reading in previous posts it's less sketchy there. I'm the same as OP, walking to shops and whole foods would be sweet.

You won't get anything decent for $1200 south of fifth (or most of south beach for that matter). Maybe a small studio without parking, or a small 1 br in a sketchy building. North Beach (and possibly mid-Beach) are better bets.

Most of the sub 1200$ studios i've seen are north of 5th. As long as you dont care about space, which i dont. 200 sq ft suits me just fine.

Cheers! best of luck with your search. I will be looking in mid and north beach also. The only drawback for me is that its farther from Whole Foods. So i will have to take the bus or Uber for that.
