hi all. i live in south beach at the moment and am done with the craziness. im after a safe modern area to buy a house in. i like weston but its just too far away from the beaches and south beach. what areas in miami or broward are compareable with weston. newer larger houses in nice suburbs? want to spend about 400k on a 2000+ sft home with a yard n car garages in a good spot. i like coral gables but i think it mite be a bit more than i want to spend. suggestions??

Palmetto bay and south miami is really nice and it is close to the the palmetto expressway, anything on the mainland will be 20 mins from the beaches.

When you are in Weston, you aren't really that far from Fort Lauderdale beaches.

When I used to go up there from Aventura, it was 15-20 minutes just from the expressway to the parking lot at Las Olas and the Beach. So if you want to get from your front door in Weston to the sand in under, say, 45 minutes, you'd better be driving really fast... Most of the new suburban communities are going to be similarly far from the beach.

With 400K I'd also consider SkyLake, Highland Lakes, and Ojus in NE Dade, possibly even Upper East Miami (east of US1), though you might have to do some updating to the house itself. Fort Lauderdale and Hollywood east of US1 could also work, there are some nice houses around there. 15 minutes door-to-sand is possible if you know where you're parking and traffic is light.

I would never get a 400 K mortgage in Miami, not these days, the real estate market is going down. If you pay 400k for a home now it will be worth 250k in 2 years. Venezuelans are no longer buying in Miami, and the market is slowly going back to normal (How it was 10 -15 years ago).

Palmetto Bay. You'll get the most bang for your buck there. Far from Ft Lauderdale-30-45 min drive but you can't beat the area
