Hi,

I have a pre-approval bank letter for 500K. I'm looking for a single family home. Interested in other miami areas similar to Palmetto bay/Kendall, both in how the neighborhoods are and house prices.
Pinecrest I'm interested in how the neighborhood is, not so much the prices lol
Any other miami areas I should be considering that I might not know of?
Any help will be appreciated

If you're looking for something very suburban like Kendall or Palmetto Bay, you probably have to go further northwest like Miami Lakes, Hialeah Gardens or Doral. Doral is getting pricey, so you might not find anything there for under $500K unless it's pretty small, Miami Lakes is also pricey.


You could consider less suburban neighborhoods like Shenandoah, Silver Bluff, Coral Terrace, maybe even The Roads you might find something in that price range. It also depends on what size house you're looking at. None of the areas I just mentioned will have large homes for under 500K, with the exception of probably Coral Terrace.

East Kendall near the falls is also a very good suburban neighborhood. I would also suggest Miami Springs and South Miami. Are you looking for something similar to Pinecrest and Palmetto Bay but located further north?

I am definitely biased but I feel the areas of South Coral Gables, Pinecrest, Palmetto Bay, East Kendall, and basically everything east of us1 between 42nd to the North and 184th street is the best residential area in Miami Dade. The combination of a strong school district, parks, safe neighborhoods and large lots makes it so. To the north Miami Springs and Miami Lakes are also very nice.

I forgot to mention Glenvar Heights and most parts of South Miami north of us1 also. The Fairchild school district is very good.

South Miami has some great neighborhoods as they mentioned.

Miami Spring is a nice little enclave near the airport..but not so much on either side of it.

When a home pops up in North Bay Village or Normandy, those area good areas and close to the beach if that's your cup of tea. Not big lots or anything of course.

I like the Roads/Shenandoah idea if you want something less suburban and close to many things.

Then Pinecrest or Palmetto bay are going to be your best bets. If you'd consider a condo, you might also want to throw in Key Biscayne.
