Last week my downstairs neighbor called me early in the morning to let me know that her bathroom ceiling had caved in. The problem started last December when my neighbor called me to let me know that there was a leak in my bathroom and that it was coming down and creating a bubble in her ceiling. This is a 40 year old condominium, the bathtub was rusty and it was patched on the drain, the problem seemed to be fixed, about a week ago my neighbor called again and said that the leak was back, while trying to get the plumber to check it her ceiling caved in. The plumber looked at the problem and said that the tub had to be replaced, it seems that the drain has a leak as well as the seal since when someone takes a shower and water splashes on the wall it runs down and leaks down to the ceiling below. The plumber estimated $3000 in repairs, including changing the tub and replacing the ceiling below. Is this 100% on me or does the condo insurance cover for anything? He said that if it was a toilet leak the condo insurance might be able to help but since it’s the tub and the water is running down the bathroom tub this is all on me? What about the water leaking from the tub or pipe?

Any ideas? Thanks.

Ok, I am going to try to help you....If the pipe that burst is a main line in your condo...the condo association has to pay, but if the pipe is your pipe from your tub connection...you have to pay.

Don't you have personal insurance in your Condo unit??? You know like Homeowners insurance?? If you do, you need to get in touch with them and file a claim, if you don't have it...then you need to shell out $3,000.

Also, if I were you I would read your by-laws too!
