oh, I don't know about that. A short search came up with 357 possibilities under a million

And that is just if you want the horses on your own property as opposed to stabling them elsewhere.

I know that neighborhood, neighbors wouldn't want a stable there most likely, not sure if you can actually put one there legally. If you can I am surprised.

that particular property is zoned "agricultural" so it's legal. The subdivided neighborhood you are thinking of is just a block or two south. In any case, it was simply one example of hundreds that you can indeed still purchase a property to keep a horse for under a million Now, how much it costs to care for the horse, I don't know

Also remember that with the $1 million pricetag comes the $22,000+ a year of property taxes at the current millage rates om Miami Dade County. That amounts to almost $2K a month in taxes only PLUS mortage, PLUS Insurance. Florida may not have an income tax, but they more than make up for it in your property taxes. Also, remember if your daughter is of school age that if a great education for your child is important, you will not be able to use the public school system, so prepare yourself for an addition $10K + a year for private school. Miami's school system, as with Florida as a whole, is way substandard.

I just checked all but one of the homes that touch that property (5 other properties in total) are zoned residential. The property to the east is also agricultural. I can pretty much say, that if someone puts a stable on that property the neighbors will fight it, even though it is zoned agricultural.

I know someone selling a Moderator cut: use pm or email (otherwise it's considered advertising here)

I live close to the Redlands and YES there are properties zoned for agriculture that are less than a million. If you listen to all the negativity you'll never find out for yourself. Take the time to investigate and fly down to find out if its something that fits your family. Good luck, I am sure you'll find something you'll like.

Yah, she can find something under a million. But with a barn and rings and a decent home, I don't think so. I guess we all have our own idea what is decent.

I am a horse property specialist in South West Dade. You can find a house with a barn under $1,000,000 that is nice. Of course how many acres, stalls, s.f. of home, b/b count etc. will vary, but there are some very nice options. Melanie Dawn's point that property taxes and insurance are higher than other states is a valid point. The school situation varies, it would depend on age and special interests of your children. Davie and Southwest Ranches. Similar prices to the redlands/ other equestrian areas of dade but MUCH better school quality.SW ranches gets schools as good as anywhere else as it lies mostly in WEston school districts. Commute is an easy ride down I- 75 until you hit that hell known as the Palmetto Expressway : / Give it about 45 minutes to an hour to central Miami.

Default Horse Property

I did a blog recently on what kind of horse property you can buy in Miami, Broward and Palm Beach counties. I highlighted bed/baths, sf, size of lot and number of stalls. I can post the blog here since I guess it would be advertising, but you could check it out on Google I am sure you'd find it. Then you can see what each county offers at that price point. Good luck.
