I've been looking into moving towards TC and have found housing to be very expensive. Option B is to purchase some land and build which wouldn't be as bad as I am a builder. Has anyone built in the area and if so are there any major pitfalls or road blocks a may not be aware when building in the northern Michigan area?

The area is growing at a pretty healthy clip, with more than just "tourism", as seems to be the common perception. Quite a bit of new construction. While I have no clue about road blocks or pitfalls, I don't think it would be anymore difficult to build new than in a traditional a metro based on current trends.

The paper carried a story the other day about the problem local builders are having finding skilled construction workers. Seems there is a local shortage of skilled workers. Evidently some builders are having to defer construction due to lack of experienced help.

This is a problem all over. Unions cannot meet their demand. Especially where workers have to pass drug screening.

That could be beneficial should we decide to make this move. My wife has 20 years as an RN and has worked in ICU, mobile ICU, ER, and a ton of other areas in the hospital so I wouldn't think she couldn't find something. Thanks for the input.

If property near town seems cheap it probably has problems perking. Any number of houses especially near water will have holding tanks. Always call about perk tests and try to figure out if there is nearsurface water.

Land isn't cheap here either. The farther south of Traverse City, the less expensive land becomes. If you go north of Traverse City to Leelanau county, bring a big bankroll! Many of the "affordable" lots here in Leelanau county require you to build to a minimum square footage.
As the above post states, make sure you get a perk test. You do not want to be on a holding tank.
