If I bought a home in Apple Valley, how long of a commute would I be facing (A.M. into Minneapolis and P.M. out to AV)?

Are there any other comparable communities that anyone would suggest and what would the commutes be like?

Driving or public transportation? What kind of housing, neighborhood, and price-point are you looking for?

I would be driving. I am looking a 3-4 BR SFH, 2-2.5 BA, 2 car garage on at least 1/6 acre for under 200K and, here's the tricky part, within a 30-40 minunte commute during the rush hours.

Can I find such a house or should I look for something easier, like the Holy Grail or Fountain of Youth?

This is the definition of Maple Grove
3 - 4 bedrooms may put you at or a little above 200K however

Might want to try looking at Richfield. What exactly are you seeing in AV that appeals? That would help with suggestions.

Express bus into Minneapolis is right at 40 minutes into downtown from the Apple Valley Transit station to Nicollet mall. Finding a house in your price range in Apple Valley might be a bit tricky. Eagan would drop some time off your commute. Do you need to worry about schools?

Yes , Schools are at the top of the list. I have four kids (a 13 year old girl in 7th grade, an 11 year old boy in 5th grade, a 9 year old boy in 3rd grade, and a 3 year old girl in nursery school).

Also, for the record, I will have an employer-provided vehicle and must drive into work, so public transit is out as an option.

To the poster who asked about the appeal of Apple Valley:

We stayed in Apple Valley on vacation and liked the town but we are not locked into living there.

Eagan is similar to Apple Valley and if you stay in the 196 district you are in the same school district as Apple Valley. I've driven many times into Minneapolis from the Apple Valley area and the drive isn't all that bad. If you can be on the road by 7:00 or after 8:00 you won't run into much traffic at all. You also have a few routes you can take so you can work around any major construction, etc.

Mahtomedi would be an option on the eastern side of the cities but price is going to be an issue there. If you get too much north you lose the trees and hills you find in Apple Valley/Eagan area but places like Mounds View and New Brighton might be good options. New Brighton is going to be a little harder to find the size house you want but they are in the Mounds View school district, which is one of the best in the state.

What activities are your kids in. That will help narrow things down too.

Apple Valley area is nice, close to MN Zoo, Valley Fair, Mystic Lake Casino, Buck Hill and Mall of America. Im not sure about commute times between AV and Downtown Mpls but i know they upgraded 35W and the Crosstown so i bet it isnt too bad

With a company car, see if they will spring for the HVL pass and a trip up 35W will be a breeze even in the heaviest traffic .
