Re: hockey. In order to be competitive, your son will be in many hockey camps. Guaranteed! Minnesota Made Hockey is considered the best and has the widest selection of camps. So don't think you can stray to far from his Edina rinks!

Found 19 homes that meet your needs minus the walkout...Have you checked in Chanhassen, Victoria, Plymouth & Medina? They are all on the west side, w/great schools.

5 that meet all of your criteria w/2400 above ground & walkout's

Found a 2005 built that was a formal model for 425k.

Our market is leaning towards a sellers market now, but the higher you go in price the more wiggle room you have in negotiations. Right now homes are selling with 1-5% off of asking price.

@mnmarina: Thank YOU! Yes, we're currently leaning towards Chanhassen/Victoria/Chaska or Plymouth (with Wayzata school system)-- we're just trying to figure out whether it's possible to have my husband centrally located to Wayzata, EP and Chaska/Chanhassen as to minimize his commute (especially as he'll be at each rink for 2-3 hours max at a time-- and often going to multiple rinks in the same day), which is why Minnetonka seems to make sense, at least on paper.

I think that if I had to guess that we'll end up in Chaska, Chanhassen or Victoria.. as much as I think a reno would be fun, I think, given how busy my husband will be, buying newer or new construction will be the way we'll go. As much as I love the character of older homes, I think that the upkeep might keep us looking at new construction instead-- plus money goes much further in those more western suburbs than it does closer in, so that might mitigate his annoyance at the daily commute
