In the Trib today. Sales down 23% from last year. And I thought last year was awful!

That surprises me, at least in our area. All of the houses in our neighborhood have sold in the last month. There were two houses on my way to work that went up for sale last month and both have sold. The real estate company that we share an office with has been very busy. I thought things were picking up.

The Hastings paper had a story today on local real estate. Last year there were only 13 properties sold in February and this year it was 30. There was also a shift in property type. Last year's sales were 1/2 townhomes and this year was only 1/3 townhomes.

They also stated "Closed sales in the Twin Cities overall dropped by 8 percent, from about 2,500 in February 2006 to about 2,300 in 2007." Now, the Star/Trib. could be talking about March or different time periods.

I don't think sellers wanted to lower thier prices last year, while this year they realize it will be the only way to sell. I would definately say we have lost a little value on our properties since 2005, especially on townhomes were there seems to be an abundant supply. Of coarse the county assessor does not seem to agree.
