We are considering relocating to the BV in Montana. We have family in Missoula and have visited several times. Florence seems to be a possibility as it is decent driving distance to Missoula and living costs seem reasonable. Would really like to build but we are open to existing houses. Our total housing budget is $400k. Would appreciate any feedback on the area and recommendations on builders/well drillers etc.

It is a nice area. Not much in the way of services but you can drive to Lolo for some things or Missoula for anything. As long at that doesn't grate you. Florence and north of it might tend go pricier than south of it. People pay to reduce the commute.

Thanks NW, we are retired and commute is not an issue. Does Florence have a down town?

Lived in the Bitteroot Valley for a few years. Florence is just a drive-thru on the way to Missoulsa. blink and you miss it type of town. No real downtown. Have you looked into Hamilton? A much longer commute to Missoula, but much more of a real down town.

Personally, had I stayed in Montana, I would have looked into Helena. Just not enough around the Bitteroot, unless you are just looking for solitude and great scenery.

About twice the size as Florence. A bit of separation from Hwy 93.
Small downtown. Stevensville Main Street Association | Where Montana Began… and Where Montana is Going!
They are trying. Newish grocery store went in about 2 years ago. From Stevensville, Hamilton is only 20 miles away. So you can go there if you want something in a small city setting or you can go north to Missoula in a bit less than 30 miles for bigger, more modern. It might be nice to have the choice. You'd have the choice from Florence too but the mileage from there is tilted in favor of going to Missoula.

Any comments on Huson/Nine Mile/Bonner area?

Lots of old trailers in Bonner area. Some $150-300k houses too and more coming. Huson is mainly $200-300k houses. I prefer Huson / Ninemile, partly because of terrain.
