So now, I'm looking for a good place to live:
- 3bd, 1.5/2ba, garage, yard
- reasonable price (rent for a yr, then buy)
concerns...
- safe & secure (daughter 19mo)
* low crime
* few sex offenders (or none, I'd hate to have to beat one like that Texas father)
- good schools & daycare
- reasonable commute
- reasonable distance to activities & diversions
* martial arts schools
* pools/parks, etc

You should post this on the general West Virginia forum, not the Morgantown forum. Morgantown is nearly 3 hours drive from Kearneysville, which is in the Eastern Panhandle not far from Washington, DC.
Concur w/ CTMountaineer. Beyond that, a couple of other thoughts. Define your idea of "reasonable" rent. We are close to NOVA, which skews the concept of "reasonable". I'm not sure about specific martial arts locations, but everything else in your list is available for miles around Kearneysville. Hope that you enjoy your move and new job!
We moved to this area 7 years ago with a young kid and love it here. I'm sure you can find many homes that fit your needs in the Harpers Ferry / Charles Town / Shepherdstown area. We're kind of right in the middle of those 3 small towns. 15-20 minutes to Kearneysville, no traffic.
Like billscamaros said, this area has everything you mention, except not sure about martial arts.
