hello, i am in a situation that i had to leave my home of 17 years. i have my daughter with me. i am trying to find out if there is a programs that helps people with mortgages. there use to be a farmers home loan(i think thats what it use to be called)someone told me about. i cant seem to find out anything about it. when i left, i left everything there. i am 49 and starting completly over. i am scared and know i need to do something, but really dont want to rent. i would appreciate if anyone out there knows if there is anything out there for people that need help.

Rural Development has grant programs for down payment assistance I believe. If you have a good credit score and a job for at least 2 years or are moving to a new place but still working in the same field, there are many conventional mortgages that you can use buying with only $500 of your own funds down. But the biggest issue would be did you just walk away from your house and let it be foreclosed on? If that is the case, you may have to rent. If the house was not in your name (maybe a spouse and this is a divorce issue?) than there are programs out there. But in this current market fluctuation, you may have to wait until things calm down before you can qualify. Good luck.

MBMOUSE has excellent suggestions and here's one more. Seek out a church pastor of your choice. In the area where you are now located. Along with your daughter, visitor that church pastor and ask him to help you with suggestions.
Years ago, my family and I visited a Wisconsin church camp. Another visitor of the camp, was a young lady / mother with her young daughter. She had flew her California stalking husband and moved to Watertown, Wisconsin. However, she was very frightened and desperately needed help. So the guest speaker of that church camp, talked with that young lady - - to make suggestions and guidance in her very frightened life. A church pastor will be able to guide you only if you will let him. So find one and then make an apointment for your visit with your daughter.

you could also look for owner financed properties, some offer zero down.
