Here's what you need to do; call your Lender and ask for an in-house (stream-line) refinance. It is a refinance with little or no closing costs, staying with the same lender.

I know currently Wells Fargo is offering 3.375% on a 180 month (15yr). Allowing up to 92% LTV.

I just called..... they said that 3.375 92 percent LTV is HARP and I'm not eligible because of the HARP I did last year, so now I have to have 80% equity for a conventional mort.
