I know it's too early - but how did it go with BoA? Do you still plan to use them? I'm too shopping for a mortgage.

Here is my GFE:

801 Loan Orignation Fee
802 Loan Discount Fee 0.00152 $444.60
803 Appraisal / Property Fee $248.00 Pd BoA
804 Credit Report $0.80 Pd BoA
805 Lender's Inspection Fee
808 Tax Service FEE $75.00 Pd BoA
815 Flood Determination Fee $11.00 Pd BoA


900 Items Required to be paid in Advanced
901 Interest $48.84/day ?
902 Mortgage Insurance
903 Hazard Insurance


1000 Reserves Deposited with Lender

I'm currently looking at a loan for $292.5k, I'm putting down 10% (which would equal $325k purchase price). BoA quoted me at 5.75 at .152% Discount Fee or 5.35% with .705% discount fee.

The sweet deal with BoA is it seems they pay for everything even PMI. Which in my case would be $190 per month. Surprising, it seems there are more positive responses to BoA than negative. Loan is in NJ.

lender fee, hazard insurance premium, survey fee, title insurance, attorney fees are missing. there are no taxes and asessment reserves with lender

I have to call to see what would be the APR on the 5.35% but the APR on 5.75% would be 5.815% Seems a little high to me for some reason..

I do not do loans in GA anymore, but did for several yrs. If you want me to look at the GFE and give you a clear understanding of what is, and what is not on there that you will have to pay, send it to me as a direct message. I am now a broker in TN and with the current rates, you may want to look elsewhere. Not trying to mess you up, but a lot of the banks are using a "packaged fee" and are leaving out the information on a number of the title fees and state fees.

Remember - the state will always get their portion of whatever you do, and you will pay it at closing, especially in GA

it's not high at all for a regular loan...but if it's a no closing cost loan...then the APR should be like 5.75-5.79
