Hi!
I'm in NoVa and I would like to re-finance so we can take some cash out. Here are the details:
Property value: around 530k
1st mortgage balance: 316k
2nd mortgage balance: 160k
I would like to pay off the 2 mortgages and get the remaining $$$ as a cash out. Is this doable? I can do full doc, FICO over 730, 135k+ salary.
If someone can help me, please let me know. Ready to start the process immediatly!

In the current lending market I hesitate to say that this is doable. I'd love to hear if another lender can do this, though.

FannieMae is 90% cashout
FHA is 95% cashout but this is above their limits.

Navy Federal will do 90%...but you have to be military to join.

I am dealing with a great broker who is handling my refi right now and we needed serious help and he got the job done. We closed on the first loan yesterday and will close on the second tomorrow.

What state are you located? Message me and maybe I can refer you. Let me know if you havent found someone else.

Really? Well, to make that assumption you have to know the specifics about why I'm trying to get cash out and I don't think we met. Thanks for the advise but I'm really looking for a broker, not a counselor.

I'm curious. What is the reason you are seeking such a cash out? In which market are you? Are home prices around you rising? Stagnant? Falling?

I am a loan officer at a top ten bank. Sometimes cash out makes sense, depending on what you are using it for. Paying off debt or investments? Good move. As far as 100% financing, most banks are capping cash out at 90% ltv. You may find a local bank or credit union in your area that may offer different options. Your credentials are great as far as your credit score, income, etc... so if you can get it, no one can. Good luck!
