I have a 30 year 10/1 ARM at 2.95%, but I was iffy on whether I even wanted the mortgage at all so I’ll never let it get to 10 years anyway. We’ll see how long I keep it, thinking probably 3-4 years then zap it.

I don’t think you will see rates below 3% for a 15, 20, 30 year mortgage 3-4 years from now.
Just my opinion. Then again, 4% was a bargain 10 years ago, lol
Well, with the way the wind is blowing, forgiven student debt for all, free healthcare for all, amnesty for the Dreamers, oh, and free college, free medications, why not a free car, too, for all..........I may not be here to see it, but you betcha some scarey inflation is in the future if just two of these items ever happen. And where there is inflation, there's rising rates. I definitely see the probabilty, I just don't think it's soon. Remember, in 2008 everyone started the chant, "rates are going to go up." We've heard it every year for 10 years. Eventually, they will be right. My gut says we will see it when the millennials take the socialist turn with the country. (And not trying to turn this into a political debate - just listening to my two millennials and their visions and how they vote).

I agree, we won’t. But I’m not sure how that’s relevant...? I wouldn’t be trading it for another mortgage, I’d just be paying it off. Why exactly I even have a mortgage is anyone’s guess, I have no clue, originally I needed it to close and then situations changed, I didn’t need it, but just shrugged and said alright whatever the rate is so good may as well, I guess.
