First of all, you can be co-signer on the parents’ note.
Secondly, I am not sure if this option is viable in TX, but in FL we can do quit claim deed.

Are you nuts! Never co-sign a loan or mortgage. If they can't qualify on their own, they need to rent.

No need to be offensive. I have seen quite some cases when kids, aunts, and parents co-sign for their family. We are not talking strangers here.
