Obviously the lender is looking for some proof of income, and they want a copy of your tax return as that proof. Now, if I was a lender, I’d like to see the actual return that was filed. Otherwise one could simply print off a blank 1040 form off the IRS website, plug in whatever numbers were needed, and give it to the lender.
Depends on the type of loan and whether or not tax returns are required.
If you're self employed or there is some other reason (rental property income) the lender will require tax returns. In order to verify/validate the tax returns, lenders will require the 4506 transcripts from the IRS. Believe it or not, people have tried to game the system by submitting one set of returns to the IRS and a totally different set to lenders.
They want to make sure the returns you provided match up with the copies filed with the IRS. Condition of most loans.
