HI, I have some problems with my mortgage rate,my friend told me to turn to a lawyer . I Live in California but I don't know a good layer here, can you help me to find ?

ABA stands for american bar association they are the association that certifies lawyers.

Talk to your mortgage company first! Many of them will give you a workout rate and given the events of the past few days, they may be more willing than ever to see if there is a solution.

If you are facing financial difficulties, the following steps can help you keep your home.

Contact your lender NOW! Many people avoid their mortgage lenders when money problems occur, but they can help. Most lenders have workout options and are willing to explore every possible option. The key is to contact them as soon as problems occur.

Stay in your home. You may not qualify for assistance if you abandon your property.

Talk to a Housing Counselor. Speak with a U.S. Department of Housing and Urban Development (HUD)-approved housing counseling agency near you at 1-800-569-4287. They can help you assess your financial situation, prioritize your debts, determine your options, and help you negotiate with your lender. They also have information on services and programs that may help you. They may also offer credit counseling. These services are usually free of charge. For more information, go to the U.S. Department of Housing and Urban Development website at Homes and Communities - U.S. Department of Housing and Urban Development (HUD).

What is your problem with your mortgage?

By talking with your mortgage company - you might be able to quickly resolve your issues.

If it gets to the point where they are requesting financial documents, at that point you would be better to get a modification company to work for you.

Understand any paperwork you send your mortgage company, can be used to modify your loan to terms that benefits your lender.

When you have an attorney representing you, they can negotiate terms that benefit you. That is the main reason why people choose to work with a modification company. Because with better terms they will save much more over the life of the loan.

The ABA does not certify lawyers. It is just an association, like a club that lawyers can join if they are sufficiently liberal. Martindale Hubble rates lawyers. Their top rating is "AV" A lawyer with and AV rating is not necessarily a good lawyer, but it can be some indication. If you look in Martindale Hubble, you will find lawyers practice areas listed. You want someone who practices in real estate/mortgages. Some general practice lawyers can be good, but they try to do everything and end up knowing nothing about a lot of things. Better to find a focused practitioner.

The California State bar has a referral service. You can find them in the yellow pages. A referral does nto mean that the lawyer is good. the best way to find a good lawyer is by referral by someone with experience with more than one lawyer.

It is difficult to know if you have a good lawyer or not. A lot of lawyers out there are really really bad.
