I am considering purchasing a 2nd home in the Ocean Drive section of North Myrtle Beach. I have a few cost of living questions that I'm hoping some current residents can answer.
1. I've checked the utility rates here:
City of North Myrtle Beach. It appears that the storm water drainage fees are $6/month. It appears that the water and sewer fees are $14.46/month for the first 1000 gallons plus $5.50 per 1000 gallons over the first 1000 gallons. It appears that the solid waste fees are $19/month. A real estate agent told me that the solid waste fees are optional and that you can elect to take your garbage to convenience sites instead of paying the $19/month, but that seems unlikely to me. Can anyone confirm or refute any of the information that I've gathered?
2. According to the Horry County land records here:
Horry County Government - Land Records
the home that I'm considering has a taxable capped value of $140,000 and a current fair market value of $190,000. If I purchase this home, will the taxable capped value immediately jump to the current fair market value? If so, that will make a significant difference in taxes due.
3. I know there are a lot of variables that determine the cost of homeowners insurance. Can anyone give me a ballpark idea for the cost of homeowners insurance for a home on the east side of Hwy 17?
