Does anyone know of any new or newer (1-10 yrs old) NON HOA house developments in the Myrtle Beach area? We are open to Little River, Longs but not our farther than 905 but preferably not west of 90, would consider down and off of 17 by Socastee, Garden City, Surfside but again inland no more than say less than 25 mins to the beach? Our price range is $150-$225 for 3BR/2ba single story with at least 1/3 acre-an acre. Non-existent?? We’re in town now and looking around. Thanks.

Any new development/planned community is going to have an HOA. You need to look for land that is not in a planned community. 1/3 acre with your price range, not in a flood zone maybe difficult to find. Most likely would be towards the top of your budget.

Conway has some developments but I believe they’re 15 years old. Castlewood is one. I know someone recently bought a very nice 3 bd 2 ba home with screened lanai for about $180,000.

There are a number of new developments on RT 90 near Conway and on 701 south of Conway that meet your requirements (except perhaps the lot size). It will be near impossible to find anything closer.

This house is in a non-HOA community which is closer but is slightly older than your 10 year old requirement. https://www.realtor.com/realestatean...-45509?view=qv There are several houses for sale in this same community.

Anything that's newer and closer to the beach is going to have an HOA.

You should contact a realtor to help you find what you're looking for.
