Does anyone have experience negotiating with GL on new construction in Stonecreek? I understand they don't like to discount home prices but right now they are not offering any significant incentives on lots or upgrades.

In Stone Creek, GL Homes is currently offering $5000 or $10,000 off on closing costs or upgrades.

You won't have negotiating power on new construction that you build. You might have a bit of luck if you purchase a spec home - a home that GL Homes has already built as part of their inventory - if they have held the home for awhile.

GL Homes have been selling well. They don't need to negotiate.

Occasionally they offer deals, usually when sales are slow or they are trying to finish up the development and sell the model homes and remaining lots. If they are not showing any incentives on their website, I don't think there is any negotiation. Never hurts to ask though.

We got $5K off closing costs when we built in Riverstone. That was the only deal happening then.

Thank you Sandsam and movin1. In no rush at this time. Hoping to catch some incentives on upgrades. Sensing a slowdown in Naples real estate market as lots of supply now. Also looking at resales in Riverstone.

Keep in mind that Riverstone and Stonecreek largely cater to families so they won't be affected by seasonal sales trends. As long as there are more businesses relocating to SWFL they are likely to be attractive despite growing inventory in other (and older) communities.

From what I saw the resale prices are high in Riverstone. When probably 80% of the communities cater to seasonal retirees Riverstone is one of the exceptions. Hard to find 5 BR homes that are affordable and not in GGE.
