Looking for some information on this community that is a golf course community on 41 south east of Collier. There are quite a few nice water and golf lots there for reasonable prices but they have all been on the market for a while. With the building boom moving down that way what I would like to know is what is going on down there that this area is not getting snapped up?

Anyone have local knowledge or feed back on this area?

The only thing I know about it is, that it's out near Lely Resort.

And in the Naples area, newer developments tend to fall into two camps as far as location: north and south Collier County.

Northern Collier County tends to be more suburban in feel. Lots of shopping, restaurants and medical facilities are nearby, not to mention being closer to the Ft Myers airport.

Southern Collier County is more isolated from those kinds of amenities. However, southern Collier is closer to nature and may better suit those who like boating, fishing and other outdoor sports, and enjoy wildlife, since it's closer to the Everglades. But the shopping and restaurants you want to visit could be 45 minutes away, or more. On a recent outing to Everglades City, I noticed the further south we got, the higher the gas prices (like .50 - .75 a gallon more). And in the event of a hurricane or big storm, southern Collier is lower elevation and could get whacked harder than parts of northern Collier.

Royal Palm is definitely in the Southern Collier camp.
