Will be closing on a home in Stonecreek in 2-3 months. For anyone who had a house built, did you get your own inspection done by a 3rd party? Or did you just go with the builder's construction manager/in-house inspection team? Thanks.

We closed in Stonecreek 5 months ago. GL has lots of restrictions on what an inspector has access to and what they can test for prior to closing. My inspector felt it was better to inspect after closing when he could be thorough and address any issues post closing with builder.

Ours closing was shortly after Irma so we had some concerns and GL had several restrictions placed on pre-closing home inspections. Our inspector suggested a pre-closing inspection. He then returned after closing to inspect the areas GL restricted at no additional cost. I wouldn't feel uncomfortable having the inspection post-closing, at least for us GL has been very good about correcting any issues within the 1-year warranty period. IMO, it is well worth the cost as our inspector identified things I considered minor.

The house at closing will be in its best shape, built to recent code, and shouldn't have received the CO if there are issues. In practice the Collier County inspections should have caught anything significant pre-closing.

Is there anyone that did pay for a pre-closing inspection get anything that significant that wouldn't have been observed in the normal course of ownership?

IMHO, the best time to inspect would be at the 9 month post-closing point unless you notice something sooner. By that time the house has settled and things like leaky plumbing would have become apparent. GL has been very responsive to warranty concerns for us.
