Hello still looking around neighborhoods for what will fit us as a family best!! What can you all tell me about Annandale? We for sure want to be in the Williamson County part with Lipscomb, BM & BH for schools. I have checked prices on Realtracs.com and some of the home prices have started to fall in there and also there is the option of building on one of the lots. Does anyone know when the last phase will be started in there?

lulu, there is no definitive time period for the start of the last phase due to the slow housing market in the area. There is a large supply of homes currently on the market in Williamson County that are comarable to those in Annandale so there is not a rush to build. The primary negative of building your own home is that you will probably forfeit the generally large savings that you could get for a home that has been on the market a while. This is a very good buyer's market for homes in the price range in which you are looking.
Annandale is a very nice upscale community with one of its major benefits being convenience regarding travel time to most areas. There are currently 16 homes listed for sale in Annandale with an average days on market of at least 216 days. There are some deals 'to be had' in Annandale due to the slow market and increasing days on market. Good luck.

Great thanks so much, I will go online to zillow.com and check out some of them to see how long they have been listed etc. great idea! If we built we were going for something under 925k....not much listed under that in there, but maybe people are willing to make a deal

Based on the experiences I have had you will be able to 'get a deal' on most anything listed. I have not seen anything in the price range you are looking at that hasn't actually sold for less, depending on days on market. As far as Zillow, trust their numbers with a grain of salt only. The lowest priced house currently listed in Annandale is in the low 900s. Depending on the situation, I've seen houses in the Annandale price range go for anywhere from 3% to over 30% less than the initial listing price. It all comes down to the urgency in needing to sell the house and the equity in it. Good luck!

Thanks so much I really appreciate the information, the only numbers I really look at on Zillow is the number of days its been on the market and how much and when it was bought/sold originally. Annandale is def. one of our favorite subdivisions so thanks for the info. we also love Mcgavock Farms as well so we will keep ours eyes open to all our options!!
