We have started looking for a home and are set on buying in Franklin. We are leaning toward new construction and have been talking to some larger developments in process or planned along South Carothers. Some quick research about the area has told me that they are in the process of rerouting and expanding Carothers Road. Can anyone give me any insight about what that area is projected to look like in 10 years? Are there concerns from existing Franklin residents or reservations people currently living in that area would have buying in that area?

Do you mean south of 96?

That will be a major collector road. You can read about the City of Franklin's plan here:

Right now there are about 2,000 homes planned along that route in various subdivisions.

I was hoping you would pop in, always so informative. Yes, talking about South of 96. Specfically Lockwood. I work downtown. What does a "major collector" mean? Like Cool Springs Boulevard in our backyard? The remaining South Carothers cares me for completely different reasons (hairpin turns, speeding teenagers). I don't do well turning out of my neighborhood and into a traffic mess. We completely wrote Creekstone off bc I can't imagine dealing with Royal Oaks Blvd first thing in the morning. I wouldn't even consider Green Hills solely bc of that traffic. I don't mind volume, but volume that doesn't move drives me batty.

I just can't shake the feeling that what we would buy now would be very different and not in a good way 5 years from now, but I can't get a sense of what that different is going to be, if that makes sense? Would we be better off as far as traffic goes just moving further south to Ladd Park? Or do I just need to suck it up and understand that I'm moving to a populated area and traffic is going to be awful everywhere?

Pretty much this. ^^

A collector road takes traffic from residential areas to arterial roads. So Highway 96 would be the arterial road. Cool Springs Blvd. is considered an arterial road, but the property around it is zoned commercial. If the land around South Carothers is zoned residential, then you won't exactly have Cool Springs Blvd. in your back yard, but you will be near a very busy road.

That whole quadrant will see incredible growth in the next decade. There's really no way around it.

Anyone moving to Williamson (or Rutherford) County is going to have to deal with the almost certainty of their little slice of heaven looking completely different in 10-20 years. It's especially true for those that locate to 'far out' neighborhoods built on farmland. You're not the only one's looking for a quiet, semi-rural place to settle.

If you want something more quaint and less likely to see intense development, I would look in Cheatham or Robertson Counties. Otherwise, just know that most open land in or around your new neighborhood is fair game for development.

One alternative could be picking an established and developed area of Williamson County, where you know that future growth will be limited.

Yeah, south Carothers has a significant upside for convenience and growth, even beyond the currently planned developments, but it wouldn't be a road to back up to or to choose for rural living.

Off of Clovercroft or south Wilson Pike, Arno Road, or closer to 840 along Peytonville might be more suited for that? I expect growth in these areas too, all the way from Nolensville to Arrington, but more controlled than what we know is coming to South Carothers.

Have you considered older, established neighborhoods with more land in Nolensville or the rare find off Berrys Chapel? Or do you have the option of waiting to cherry pick the right lot in Lockwood?

Berry's Chapel is a lovely road . . . love it over there! And as much as I complain about living in a development (Fieldstone Farms), we are surrounded by other developments (Cottonwood and Monticello) or single family houses and I just don't think we'll get anything BIG built close by for a while (although the land in front of Monticello is for sale). Up the street across from the Grassland Middle School ( I think it's called Boxwood?) is nice, Manley Road, there are nice house south of Sneed . . . . definitely older established neighborhoods.

I do think Carothers is prime for a lot of building in the next decade.

Sorry all, end of the year work had me busy. To answer some of the points, questions. We don't necessarily need something quaint or rural, in fact, I would prefer it not be. I work downtown, so Nolensville or Robertson County just won't work. I'm not willing to commute that far. Berry's Chapel is amazing, and when I first went looking at houses, some of you guys may remember that I fell in love with Cottonwood. Ultimately, it's too far from the highway for me. As to whether we have the ability/flexibility to cherry pick a lot in Lockwood, yes, we do, to an extent. I think we could wait a year or so, but I have no idea how quickly the lots develop and what I fear is that in waiting to pick a lot and start building, we will either be priced out, or there will be limited options. In Lockwood there are strict regulations put in place by Crescent about what can be built next to what and where they can be built and elevations on the same street etc. So I don't want to wait for a lot and lose the flexability to choose a house that we like the best.

I love Cottonwood! Just take Berry's Chapel/Lynwood up and over to Franklin Road. Turn left at Walgreens. Then right at Concord Road to get on 65. It's really not that bad and you avoid all the mall traffic getting on at Moore's Lane. Just a thought!
