I notice that mainly the NW section of Nashville is not very popular. Not so with NE, or all of South. Thank you

Topography, restrictive zoning, prohibitive permit costs (or at least there used to be).

Historically, I think it had to do with topography. Now, it is a zoning issue. Nashville's residents and Metro Council have overwhelmingly decided to keep that area semi-rural to rural in order to protect green space, farms, and view sheds. It is a beautiful area and I think everyone recognizes that opening it up to subdivision development will completely kill the natural beauty that the area has.

Much of it is parkland now. Rough and rugged land was always too difficult to farm, and more recently more expensive to develop.

I aways wonder how much more populated Davidson county/Nashville would be if that area was developed and if Priest Lake never was made a lake and the communities that are now covered by water were developed areas.

There is a really good article in the June "Nashville Lifestyles" magazine on the subject. A very strong community group that came together to fight developers, Metro owning some of the property which is now open space, and very good farmland with some longtime family farms that have banded together. Very interesting article.
