Sango Square is a retail center planned for the northeast corner of Martin Luther King Parkway and Vaughan Road in the city of Clarksville in Montgomery County, Tennessee. It would be anchored by a 46,087-square-foot grocer with a pharmacy drive thru.

The intersection of Martin Luther King Parkway and Vaughan Road would be improved into a signalized intersection.

The proposed grocer appears to be in line with a Publix supermarket. Publix has opened and is constructing several stores approximately 45,000 and 46,000 square feet. It has two stores in Clarksville.

Typical Clarksville. Spending money on a something just for looks. Did that with library. It seems this town puts a lot of money into sprucing up the place but not where its really needed.

Clarksville, the fifth largest populated city in Tennessee, continues to grow. Publix could be in position to proceed with another store and/or expand into Kentucky.

Sango Square is a grocery-anchored retail center. It is not a strip mall.

Grocery-anchored retail is what the average person would refer to as a strip mall. That's not a dig.

This is great news, but Clarksville is really going to have to do more than that to make up for the lack of major retail, especially for a city its size. By comparison, Chattanooga, Murfreesboro, and Franklin all have much more in terms of retail options.

Can anyone tell me did they ever build this publix? I'm moving back to the area and purchasing a property near exit 11 and love publix. I also read that another Kroger is coming in north of town ?

Chattanooga is the hub city for a 900,000 person CSA. It is not a comparable city to Clarksville. At all.

Murfreesboro is more fair, but Rutherford County is more than 50% larger than Montgomery County.

Williamson County is the wealthiest county in the state, and one of the wealthiest in the country. Lots more disposable income = lots more opportunity for successful retail.

Meanwhile, Clarksville is a city with a large military population (which can be fairly transient) and more of a blue collar vibe overall.



It's really no surprise that the other cities you mentioned have much more in terms of options. And again, shame on you for even including Chattanooga in that list. You know better.

I included Chattanooga, as there is only 10-15,000 separating the two in city population. Also, Clarksville's metro area touches Nashville's metro area which is twice the size of Chattanooga's CSA, so what is your point about population? Jackson and Bowling Green have better retail offerings, and they are significantly smaller in city and metro populations. How do you explain that?
