I am new to this forum. I live in northern MA and work in NH. I am looking to move to southern NH to accommodate for an expanding family.
I think the real estate market has not bottomed out yet - but the listed prices on many properties seem quite high (in Windham, Londonderry etc.).
I've been looking at listed prices vs. offer and sale prices and I am seeing a mixed bag in the areas mentioned above. Some seem to sell about 2% less than listed price and some as much as 20% less. I am not even talking about bank owned or foreclosed homes.
Does anyone have any recent experience in negotiations, or sales vs. offer and listed prices? I think offering 15% less than asking price should be OK in this market. I'm curious to know what people have been experiencing recently.
Any/all input is greatly appreciated.

You have the right idea. I suspect some of those homes that went for 20% less than asking price are being sold by people in fiscal trouble. I guess your best bet is to low-ball the price & see what happens.
