Magnolia is OK. Most of Lindenwold is not so OK - but The Gardens section is still nice. It is right off Laurel Rd, and you can find affordable housing there. If you have school aged children, you may be uncomfortable with the public schools -but this neighborhood is decent.

Default Nice Areas wanted in South Jersey

Have 100k to purchase a home that is in a nice safe area.....fixxer upper ok.........schools not an issue........safe and decent areas wanted........home with 2plus bedrooms, 1plus bath......

Eek that may be a little tight, but one of those blue collar towns may work. I guess then you can check out Magnolia if the other person says it is OK. I'd be more comfortable in Burlington County, but your options there are more limited. You can look at Maple Shade or Palmyra, which may have some small houses in that price range, both decent blue collar working class areas, closer to bridges into Philly too. MS > Palmyra IMO.

Where do you need to commute to? Philly? I'd say skip Lindenwold. Skip Clementon while you're at it. Magnolia is fine. Maple Shade might work for you. I'd say just look online & whatever looks good to you, post the town(s) on here & we can tell you. If you're not working in Philly, you could look a little further out & have a few more options.

we can go over the price of 100k........Have cash but don't want a lge mtge.........a reasonable amt over 100k is fine........can look outside magnolia nj...

Magnolia really is fine, if you found something there. They feed into a regional high school that isn't great, but that's really the only negative, & you said that schools aren't a factor.

Another option you might want to look into is Ashland. Using Realtor.com, plug in Ashland,NJ. I don't think that it's got a website. It's an unincorporated area between the old section of Woodcrest, in Cherry Hill & Echelon Mall. I'm not sure what the property taxes are there or what the real estate costs, but, traditionally, it's a cheaper area, but a good area.

Look on Zillow. there are listings in Ashland. Most are over your budget, but there are a couple of foreclosures It also lists that a foreclosure recently went for significantly below your budget.

Zillow & Realtor.com lump Ashland into Cherry Hill, & some things will list it with Voorhees. It's neither, but the kids have gone to school in Cherry Hill for as long as I can remember.

Try Deptford, NJ too you might find an older smaller house in your price range. It's not too far from the areas you are looking at. Another possibility is Westville NJ or Bellmawr NJ both decent areas.
