Hi

We are considering moving to flemington nj to a farm ..... would you consider this to be a rural, farm area?

Are taxes high in this area?

I would consider Flemington to be in the rural part of NJ yes. Not that familiar with the current tax situation, almost bought a home in a nearby town, but that was late 1980's and taxes where around 3 to 4K back then which was considered steep in the 1980's.

Flemington is changing for a Rural Region to a Suburban sprawling region , if you go further up Route 31 its more Rural. Warren , Sussex , Burlington , Salem , Cumberland and Cape May are pretty Rural Counties.

The boro of Flemington is only 1.2 square miles and I can't think of any farms left in that town which has been urbanized in recent years. It is now considered an X-burb of NYC and Philly. There is alot of traffic in and around Flemington due to increased local traffic and Routes 202 and 31.

Are you sure you are not moving to Raritan Township which surrounds the town of Flemington? That would make a big difference in your tax rate. Also if you are moving to a farm in all probability it would be farmland assessed which is a far lower tax rate than residential.

There are still rural areas of Hunterdon country mainly to the north and west of Flemington. However, Raritan Township is now a suburb with few rural areas left.

The current tax rate in Raritan Township is $26.54 per $100 of home value. Rumors are very strong that the new tax rate will raise 10.5% for residential homes. Farmland assessment will also have to rise. The taxes are high out here (primarily because of their "blue ribbon" school districts). If you have children, this would be an important issue as the schools are good.

There are a number of farms in the Flemington Area although I would not consider it Rural. Hunterdon County itself is one of the most expensive places to live in the USA though if I am not mistaken.

rural is relative when talking about NJ. It's more rural than the northeastern counties, but not rural in the "middle of Iowa" sense.

Flemington is for the most part suburban sprawl, but still has that "Im out in the middle of nowhere" feel...well at least to me. I work in the area, and I feel their is more traffic everyday. Try Hunterdon if you want that rural feel, but like casper said it can be expensive
