townhome or single family in southbrunswick or monroe (rent, mortgage)

I am so confused about buying a town house or single family.
I work in NYC and my husband works in NJ. we have pretty hectic weekdays and weeknds are Okay sort of... My son is 2 yrs now So I am not sure if I have to really worry about school district, but may be for resale I should consider this.
We have seen townhomes in dayton and single family in Monroe but we are not sure about what to buy now especially after looking at the market conditions...Is it safe to put 500+ on singly family?
Please advice me and I am thankful to alll of you.
Why do you need to buy a starter home? Just rent so you will not be tied to anything when you want to upgrade. Everyone I know who has purchased a "starter home" has had it lose value since they have moved in, so now they are stuck paying off a mortgage that is more money than what the house is currently worth. I am renting and sure as hell am glad that I am not involved in that mess.
You rent for the present and you buy for the future. "Starter homes" are very hard to sell.
You are definitely safe in both those towns; they both have decent school districts and are good towns to raise your family!
