Morning Folks,
I was checking in northern jersey with a 400k budget with reasonaable taxes and safe area with a 45 mins commute to NYC. we were trying clifton but it seems over populated and highly taxed. Heard about sayervile in south Jersey where you could get decent TH @ 375K and lesser taxes plus the commute is around 45 mins is this all true?? if so then are there any place which should be avoided we are looking for a 5 to 6 year old or even newer buit places.
Any recommendations are welcome

Sayreville is nice--very down to earth, salt of the earth type people. I've lived here for four years and have been very happy.

The buses take 45 minutes to get into the city, or you can take the train from South Amboy which also takes about 45 minutes (express trains).

I would chose Sayerville because the taxes are lower. My brother lives there for years.

Wayne is the best choice out of the group, but it's doubtful you'll be able to find anything there for $400K.

Bloomfield taxes are higher than Clifton.

nutley is passiac county or essex? drove around there the houses are cute and pretty quite surrounding maybe expensive plus more taxes anyone here have any news to share

The taxes in Essex county will be very high, that's where Bloomfield is. My uncle lives there and has a smalll 40X100 lot, nice house but not huge, he pays 8K in taxes annually. I don't know anything about Wayne, Sayreville is good, check out the schools if you have children, the high school is very big don't know if it's good or bad though; but it's a nice safe town and near major highways and transportation. In your price range I think you might want to lean towards a townhouse or condo. I don't know how new a home you will get.The only new homes are mcmansions and they are like 700K and up. Edison and Metuchen share a train station, that commute might be what you're looking for.

basically in south & north NJ decent places cost +350K with taxes around 7k
meaning a monthly outgoing of 2200 is required /month Sayerville & parlin looks affordable with similar commute of 45mins
Folks any suggestions

Nutley is essex county. Same high taxes as Bloomfield. It's unlikely you'll get new/newer in that price range in essex.
