any thoughts on this area? I found a house but needs quite a bit of work....

We lived there for 15 years. It's a wonderful family community. Very scenic and peaceful, bus to NYC goes around Lake Drive East and West, close to the NJ Transit park and ride as well as the train, Packanack Elementary is one of the best schools in Wayne, great churches with great pastors, lots of activities for all ages thru the lake association, super-convenient for everything, not flood-area. The downside is that some of the homes are older and need some upgrading....it's a trade-off. Also take into consideration that there are "lake dues" to participate in lake activities. I still miss Packanack very much...it's lovely.

Grew up in the community. Nice place to live. Quiet. Good schools. Nice place to walk/run around. Easy access to route 23. Sense of community should you choose to participate.

If the work is doable and won't break your back I'd do it if it were me.

Thats the thing I think the work is a lot...really old carpets through the whole house, really needs new kitchen and bathrooms too... very very outdated.

Looking at the MLS I see what you mean there's not really a lot out there right now and some of those houses have been for sale since before we bought ours . I really hope you find something soon.

Nice community, some houses are nicer than others. The best location, but be prepared to pay upper-middle income community property taxes in a middle-income community.

love packanack, we looked there when we were considering Wayne, great schools too!!! my friend loves it there.
