Hi all!

So, in the area near a property I am considering, I notice there seems to be a cluster of homes for sale. Broker tells me home is not in flood plain, never had water.

I had a contractor friend come with me the other week to look at it, and there is no evidence of water (you can access crawl space).

And yet, almost every home is having landscaping work done in front (broker suggests that landscapers offered a deal if all neighbors signed on--I need to verify).

I noticed that there is a small brook in the area (not near the house, but in the area).. The house is in the area near Brookside Park.

Should I be worried about flooding?

I can certainly understand your being worried with regard to flooding in the area. Many things you say are definite red flags. There are areas in both towns that are well known for flooding. Here is a FEMA map of flood zones. http://www.state.nj.us/njoem/pdf/mit...dixi_union.pdf

It shows that there is a small area in Fanwood, in the southwest corner of the town. There are more and larger areas within Scotch Plains.
