I am interested in buying a single family ranch home. I would prefer a three bedroom but I will take a two bedroom. I want to live in a nice quiet community that is accessible to public transportation to commute to NYC. I also would like to be close to amenities. My budget is $250,000 and taxes should not exceed $8000. I do not have any children so a good school district is not a priority but I want a nice neighborhood that has some diversity. I was thinking of Bergenfield, Rahway and East Brunswick. I am not sure where to begin. I would appreciate any advice.

If schools aren't your issue, Hillside has a small ranch development off of Conant Street (search for valley view road). quiet and nice. Only issue is that it's close to the train tracks but I live close to the train tracks myself and I don't really hear them. You will definitely find a house at your price but I can't tell you how much the taxes are on the ranches. Town is very diverse and demographics have changed since the last census as we have a lot of new people in town that are from all types of ethnicity (jewish, brazilian, european, carribean, etc.) most from NYC it seems.

I can't speak of ranches in other towns.

I would say Rahway has some good places and nice residential areas that are walkable to the train station.

How about my town. Union. Not many ranches but capes galore. There is plenty of inventory right now. Has a small downtown that's not great but ok for small things. Convenient to most highways & its walkable. Plus its nicely situated between some good shopping places like westfield & millburn. Train that doesn't go directly nyc but nwk penn also.

Your criteria for Bergenfield isn't impossible, but with little housing inventory available currently, there is only 1, 2 bedroom ranch that meets your criteria available on the MLS.

Yeah Bergenfield sounds doable (although the taxes will make that limit tighter than the price cap) -- the lack of stuff in the price range could be winter low inventory but it could also be prices going up, the increasingly large and well off Filipino community has been very slowly but noticeably gentrifying the town.....it's a lot less run-down these days than it was a decade or two back.

There was low inventory throughout 2013 and the trend is continuing into 2014. Weather has had an effect also I believe.

Taxes in Bergenfield aren't cheap for sure.
