I was just making an observation on the prevailing practices, not "expecting" there to be a warranty. How does a home warranty, which may have a premium of about $800 to $2000 at most, would make a difference one way or another to a 0.8 to 1.2 million home purchase?

Better yet, you should have obtained your own policy such as the one offered by PSEG. They roll the payments right into your monthly bill.

I actually happen to work in the insurance industry ... so I know damn well, insurance should be for CATASTROPHIC things, not for penny ante stuff. Effectively, for most losses under $10K, I am self-insured. By having employer-paid health insurance, most people have warped idea that insurance should be for small expenses like $30 for a medicine, or $120 for a doctor visit. It is incredibly EXPENSIVE to have insurance for low losses... lots of overhead / loss adjustment expenses, make the premium expensive.

The warranty for major systems isn't that much and is spread out over the monthly gas and electric payments.

I'm missing your point. You first wondered why the policy was not included and now seem to be saying why bother with such a policy.

Is they $500 burner motor a small item or not? A heating system replacement would run much more than that so is that a penny ante item? If you're saying that anything under 10K is covered by your own finances, then why even bother with the original question?

As I wrote in the initial post, to just get an idea if the charge was reasonable, since I have never had to deal with this thing before, during ~15 years of prior home ownership.

Why am I posting this? To get over the buyer's remorse... is this reasonable rate? Too high? Just right? I realize that in this cold, we would have paid even $1000, if it had come to that, but still, feels like it should cost less...
