My family lives in FH now and we love it. We have been hoping prices would drop over the years, but they never did. Prices have gotten insane. You are looking at 800k for single family home. Maybe you get a tiny yard, and you are looking at 50k in renovations in almost all homes. Every open house we've gone too are packed with people and some homes are getting cash offers. So definetly not a buyers market. The only reason we've stuck around so long is we have family in the area. If you don't, then I would consider nj. In most areas of queens, prices really are out of control. Only positive side is the property taxes are much lower than nj.

Hate to bump an old thread, but it just wanted to chime in and say that your response is *exactly* what we found. In Forest Hills, we put an offer on a home that was 740k and it was really tiny and still needed some work, and we lost in a bidding war. We then put an offer on a home for 590k which was accepted, but the inspection revealed that it needed probably 150k of work (roof, termites, asbestos, etc). We got so frustrated with Forest Hills that we went to Rutherford this past weekend and fell in love with a home that is 410k and much bigger than any of the ones we saw in Forest Hills. And the commute is actually shorter! Only by a couple minutes, of course, but still good. Most importantly, it's in nearly perfect condition, which is unheard of in FH.

We are not rich, and any home in FH would have stretched us to the limit. Plus, I just don't see the value over Rutherford since, as you mention, we have no family there.
