Considering Trendmaker and Trendmaker North at Quailbrook (Somerset, Franklin: renters, mortgage)

Hi folks! I'm considering Trendmaker and Trendmaker North at Quailbrook in Franklin Township, and I need some feedback from current or past residents. I was wondering if anyone had experiences that they could share including:

• Experiences with the management company. Additionally, is it Wilkin Management? I've seen some pretty unsettling reviews about them.
• Any pending or recent assessments? How good is the association about managing the fees?
• What it's like living there?
• What is the general vibe of the residents? (Friendly, noisy, etc)
• Any other positive or negative experiences.
• Do you have FIOS? Are you Comcast or Cablevision?

I personally love the area, and both neighborhoods seem quiet and well maintained. I would appreciate any feedback on either of these two areas. Don't hold anything back, good or bad Thanks ahead of time!

Since posting this, I have moved into the community. In case there are others who might need the same questions answered, here goes:

Experiences with the management company. Additionally, is it Wilkin Management? I've seen some pretty unsettling reviews about them.

The company is Somerset Management. They generally do a good job of overseeing operations, but are a bit disorganized. Nothing so awful as to have to advise you to consider another community.

Any pending or recent assessments? How good is the association about managing the fees?

No pending assessments at this point, but an assessment was made earlier this year for Snow removal. We had a ridiculous snowy season last year. The association adequately manages their finances, and has them reviewed regularly.

What it's like living there?

It's a very quiet community, and you'll barely know that anyone else lives there. The only neighbors you may see are the ones in your building. Mine happens to be a little bit more social, as my next door neighbor likes to spend time on the steps when the weather is nice. Most people are very friendly and helpful.

What is the general vibe of the residents? (Friendly, noisy, etc)

Most residents, not all, are quiet and to themselves. The great thing about the units, though, is that you barely hear your next door neighbors - only through the doors. I do constantly hear my upstairs neighbor, but that's something I would expect being in a downstairs unit.

Any other positive or negative experiences.

Too early to say. In general, my neighbors are great.

One thing to note, there are a lot of renters in this community, and the community does not restrict how many units can be rented. This could cause problems when trying to get approval for a mortgage (we had to get special approval). It may also make it difficult to sell later.

Do you have FIOS? Are you Comcast or Cablevision?

These units are not set up for FIOS, so Comcast is the only option.
