You might be an exception then, because any family I know wanting to buy in a good school town like WW or my town will pay a lot more than 200K for a home. Again speaking for a family and to do that you'll need more than 75K. A single person buying a starter home or even a young couple is one thing but families are a large portion of NJ home buyers and therefore would most likely be exempt here....
In my town, a 2BR 1 B home just sold for 330K; not updated at all on a tiny plot of land. Just checked WW listings now and there are two listings under 300K now, one a 55+ and the other mentions low income restrictions.
Also, while it sounds like you got a steal on your place and have some nice equity built, a family making 75K now would have a much harder purchasing the exact same house at current prices and would almost certainly be unable to pay it off that quickly; which was point I was trying to make...
Here are some houses that were just sold fairly recently. The best strategy is to decide where you want to live with a good school system, etc., and then check every day. They don't stay on the market for long.
