Was wondering if anyone has expert knowledge/opinion about this:

We've been in our house for 6 months in Rahway, and our front porch roof has sagging bubble spots after periods of rain. A contractor said it's because the porch roof has built-in gutters and water is welling up inside. All in all, a whole roof replacement would cost $1,800.

Normally I'm a good judge of people's character, but we're new homeowners and I don't know if he's pulling me leg or not.

You need at least a second opinion, and perhaps even the opinion of a third contractor who can actually view the situation...unlike those of us who can only render opinions via cyberspace.

Might need a new roof or maybe have the gutters/downspouts cleaned out to allow better drainage. Second opinion from another roofer would provide you peace of mind.

Always get a second opinion on something that costs more than you think. Worst case is that you're pleasantly surprised to find your first bid was the lowest.

Only front porch roof replacement? How big is it? $1,800 seems to be ridiculously overpriced. But if you want some decent advice from this forum then you should post a photo...

For what it's worth, here it is. Several contractors have chimed in with their opinions, from full-roof replacement to patching the cracks.

Since they didn't look at it and gave you an estimate, it's also possible that they can come in to do the work and then charge you more now that they see what actually happened.

Has anyone removed those bulging vinyl panels in order to see what--exactly--is going on above them?
You might just need to have the roof re-shingled, but then again, it is possible that the structural elements supporting the porch roof have been damaged by water intrusion to the point where they need to be replaced also.

After getting an entire house, porch, and garage re-roofed with premium materials for a little over $7k, I have to say that $1,800 to re-roof just a porch sounds very high, but if that price quote includes repairing deteriorated structural elements underneath the roof, then that price quote is actually a good one.
